Forecasting the Changes in Construction Market by Analyzing General·Specialty Contractors' Perception on Business Area Abolition (종합·전문건설사업자의 상호시장진출 의향 및 참여방식 분석을 통한 종합·전문간 업역철폐에 따른 건설시장 변화 예측)

  • The purpose of this study is to forecast future changes in the construction market following the reorganization of the construction production system by analyzing the possible market size in which general contractors and specialty contractors may participate in each other, and by carrying out a survey. The ratio of correlation between general construction and specialty construction industries was derived by analyzing the relevance of work area of general contractors and specialty contractors, the similarity of registration standards, and the market in which general contractors and specialty contractors may be able to mutually participate. In order to overcome the limitation of previous studies which analyze the changes in construction market based on the statistical data, and to analyze in more detail the impact of reorganization of construction production system from market participants' view, a survey targeting general contractors and specialty contractors for their willingness and method of participating in the mutual market was conducted. As a result of the survey, it was found that 52% of general contractors were willing to participate in the specialized construction market and 55.1% of specialty contractors were willing to participate in the general construction market. It was found that there was a high willingness to participate in the earthworks, reinforced concrete works, facility maintenance and management, water and sewage facility works, and interior works, and high competition is expected for projects with a scale of 500 million to less than 3 billion won. Through this study, it will be possible for general and specialty contractors to understand the changes in the construction market due to the reorganization of the construction industry production system, and to respond effectively to these changes.

Perceptions Towards Mutual Cooperation Between General Contractors and Specialty Contractors in Korea Construction Industry (국내 건설산업의 원하도급자간 상생협력 인식도에 관한연구)

  • Mutual cooperation between general and specialty contractors for win-win business has recently risen as a buzz word in Korea construction industry. For sustainable mutual cooperation, it is critical to achieve a better understanding of the extent to which general and specialty contractors share critical factors of mutual cooperation. The objective of this study is to identify and discuss key characteristics of perceptions towards mutual cooperation between general and specialty contractors. Key factors for mutual cooperation were identified through a questionnaire survey and statistical tests, and consensus or disagreement as to critical factors of mutual cooperation were identified and discussed.

A Study of Internet Use by U.S. General Contractors

  • Internet use in the world is rapidly growing. The Internet Is affecting all aspects of life, as we know it. The world of business will probably be changed forever. The construction industry is a major part of the business world It is also seeing changes because of the Internet. This study is to provide the construction industry with an understanding of the current use of the Internet by U.S. general contractors. This study consisted of surveying construction general contractors with regards to their current and future Internet use. The study shows that Internet use by U.S. general contractors is the highest at what was identified as the support level . Use at the corporate level was second, while use at the project level was lower. This study demonstrates that companies of every size are using the Internet somehow in order to remain competitive and to enable improvement of performance.

Prospects on Changing Business Structure in the Korean Construction Industry (건설업 업역구조 변화에 관한 연구)

  • Business boundaries of firms in the construction industry are strictly regulated in Korea. Under the current law, firms involved in construction processes are classified into five categories; general contractors, specialty contractors, architects' offices, engineering firms, and specialized in inspection. Among these types of firms, general contractors are prohibited to enter into specialty contractor's market and vice versa by the basic law in the construction industry. Also general contractors are not allowed to provide architectural services. The purpose of the law is to prohibit unlicensed companies from entering the construction market and to protect customers. However, the law causes critical problems e.g. low efficiency of production and rent creation. Therefore, we identify problems concerning business boundaries of firms in the construction industry and predict structural changes in the them when they are liberalized. So we surveyed general contractors and specialty contractors in Korea to estimate the effects of the liberalization on the construction industry. Most of contractors point to the enhancement of production efficiency as the motivation to integrate other construction process. If current regulations, which limit firms' decisions on business boundaries, are eliminated, firms will choose optimal business scopes taking into account types of contracts adopted by the Government for public works. Based on the cost/benifit analyses, they will decide whether to intergrate other production processes or not.

Claim Management Process of General Contractors in South Korea

  • The purpose of this study is to investigate the current status of claim management process of general contractors in South Korea. As the claim management becomes more important nowadays, maintaining the process for claim management systematically and consistently becomes more important as well. To improve the claim management process, it is necessary to diagnose the current status of claim management process so companies establish their targets for improvement. This study develops a survey to identify the current status of claim management process that major general contractors in South Korea have. Questions in the survey are classified into four categories including entitlement check, potential claim event check, time bar check, and tasks for substantiation. By conducting a series of statistical analyses with 94 survey data collected from employees working in the general contractor companies in South Korea, this study examines and analyzes their claim management process in terms of the several categories. It is expected that the results contribute to diagnosing how practitioners maintain their claim management, which will help them establish the direction of management enhancement.

A Study on Construction Contractors in Daegu During the Japanese Colonial Rule (일제강점기 대구의 토목건축청부업자에 관한 연구)

  • This article is about the study on construction contractors in Daegu during the Japanese Colonial Rule. The first construction contractors who involved with Kyong-bu railroad work in 1904 personally. But, after they go through the bidding method, changed by the Japanese Government General of Korea in 1922, and the second bid rigging in 1932, contractors was changed gradually the organization into unlimited partnership, limited partnership or stock corporation. The number of them was increased. Most contractors were Japanese, and organized a limited partnership which has been capitalized at 30,000 won. On the other hand, Korean contractors couldn't work at an important part, except for the personal activities of Youngsil Lee(李永實). They were usually employed as consultants or field deputies by Japanese contractors. After the Liberation, Japanese construction contractors returned to Japan, however Tatuoka-kumi(龍岡組), Yasiro-kumi(屋代組) and Sakano-kumi(坂野組) that was leading the business which were took over by Koreans. They were leading architecture field in Daegu.

SINGAPORE CONTRACTORS' ATTITUDES TOWARDS ENVIRONMENTAL SUSTAINABILITY

  • Noting the changes within the Singapore construction industry, fuelled by the government's 'green' initiatives in tandem with the prolonged effect of the 1997-2005 recession, this paper investigates Singapore contractors' attitudes towards environmental sustainability. Data were collected from 34 interviews with senior management of large and medium-sized general building contractors and the firms' archival records. The results show that the majority of the contractors embrace positive attitudes towards environmental sustainability. The respective contractors explicitly express their environmental drives by incorporating keywords such as 'quality', 'sustainability' and 'environmental and social benefits' into their firms' mission statements. The results also show that three environmental-related measures implemented by all contractors are: (i) stricter housekeeping procedures in construction sites; (ii) stricter wastage rates for construction materials; and (iii) greater focus on Just-In-Time delivery to minimise materials deterioration due to inappropriate site storage.

  • Owing to the growth of Information Technology, some of big general contractors have been interested in the development of Quality Management Information Systems to integrate the information of quality in planning, design, procurement, construction, and maintenance phases, and tried to maximize the usefulness of it. But the trend has confined only to some big general contractors. The purpose of this paper is to put together and analyze the character of Quality Management Information Systems of big general construction companies and classfy them into a result-focused system and a process-focused system in order to provide primary information for both of development and adoption of the systems.

  • For decades, the productivity issue has been a primary concern for the all stake-holders who participate in domestic construction industry. Especially, between a whole life cycle of building, the construction phase's productivity problem makes or break the entire project. In this respect, the general construction company, who accept the order and construct the building(so called General Contractor), should consider various strategies, such as schedule management, cost management, quality management, inner-crew management, etc., for the productivity improvement., and almost of these management methods have been studied for a long time. But, the researches and studies about the specialty contractor, who construct the building directly in construction site were not sufficiently complete yet. This research begins as an idea which tries to apply the BIM(Building Information Modeling) into the tasks of Specialty contractors for their productivity improvement. And for the effective application of construction BIM to specialty contractors, establish of the BIM project execution plan for them, not the fragmentary adoption of BIM. Therefore, in this paper, we develop the BIM project execution plan for the reinforced concrete companies who conduct the framework construction which located on CP(Critical Path) Especially, we model the "Construction BIM Use List for the RC Work", "BIM Application Master Process" and "BIM Application Detailed Process", and general contractor who use these BIM uses list and process models can manage various specialty contractors about schedule, cost, earned value, quality, safety and environment management systematically.
